EXPENSES

 

Please be advised about the following additional expenses which are expected with an investment in a Deva Yama villa:

  1. Lease Registration: 1.1% of the lease fee for the first 30 years only, payable to the Land Department. Expect to pay less than THB 75,000 per 30 years for the lease registration.
  2. Legal Fees in Phuket seem to be around THB 150,000 - 200,000 for all contract reviews and consultancy.
  3. 1 year of Common Area Maintenance fees estimated at THB 30,000 per month, thus THB 360,000 per year*.
  4. Sinking Fund fee estimated at THB 150,000 per villa*, one time and topped up in case there was a need to use the funds for urgent repairs.
  5. Transferring the existing building permit into your name to avoid future taxation: THB 35,000 (one time).
  6. House insurance approximately THB 55,000 per year including furniture.
  7. Estimated salary of a full-time maid THB 10,000 per month excl. health insurance.
  8. Internet ADSL connection 2048 / 256 KB approximately THB 1,500 per month.
  9. Satellite TV from UBC starts at THB 800 per month / +10 channels up to THB 2000 for their Platinum package with some 80 channels. Fees do not include purchase of receiver unit and installation cost.
