EXPENSES
Please be advised about the following additional expenses which are expected with an investment in a Deva Yama villa:
- Lease Registration: 1.1% of the lease fee for the first 30 years only, payable to the Land Department. Expect to pay less than THB 75,000 per 30 years for the lease registration.
- Legal Fees in Phuket seem to be around THB 150,000 - 200,000 for all contract reviews and consultancy.
- 1 year of Common Area Maintenance fees estimated at THB 30,000 per month, thus THB 360,000 per year*.
- Sinking Fund fee estimated at THB 150,000 per villa*, one time and topped up in case there was a need to use the funds for urgent repairs.
- Transferring the existing building permit into your name to avoid future taxation: THB 35,000 (one time).
- House insurance approximately THB 55,000 per year including furniture.
- Estimated salary of a full-time maid THB 10,000 per month excl. health insurance.
- Internet ADSL connection 2048 / 256 KB approximately THB 1,500 per month.
- Satellite TV from UBC starts at THB 800 per month / +10 channels up to THB 2000 for their Platinum package with some 80 channels. Fees do not include purchase of receiver unit and installation cost.
