Upon completion of each project, Deva Living will contract a professional property management services company to ensure that the development is managed to the highest standards and that the investments made by property owners are enhanced.
The monthly management fee will cover all common area services including an English speaking estate manager, technician, 24/7 security, garbage removal, gardening, monthly pest control in common areas, support from the management office, telecommunications, water and electricity for the common areas, office supplies, yearly audited accounts of the management company and sundries*. The fee also includes maintenance of each private pool and garden where applicable. This will ensure that the estate as a whole is maintained to a high standard as many owners will only use their home periodically throughout the year and will have no real inclination to deal with contractors.
Deva Living will set up an appropriate structure for each development inclusive of a management company that can be used to administer the common area and to which the common area maintenance (CAM) fee, sinking fund and utility bills can be paid to; and expenses from the development can be drawn from. As part of the management fee, we will provide a comprehensive accounting service which includes invoicing and collecting payments from owners (such as utility bills and CAM fees).
Additionally, the property management company would provide a range of services to each owner - covering holiday lettings, and maintenance and cleaning of properties - therefore providing them with peace of mind that their properties are secure and professionally taken care of during their absence.
